NOTICE

Dear Valued Residents,
Menara Mutiara Condominium
   
Extraordinary General Meeting held on 29TH AUGUST 2009 at the BLK B4 Community Hall.

First and foremost, we would like to thank the owners for their presence and for the overwhelming support at the EGM.
 
Although not all of you who turned up could vote due to the unresolved outstanding maintenance issues with SAP, but we are pleased that all of you were pro-active  to make decision that have enabled the Menara Mutiara JMB to effectively pay for all service contractors and  resolve the current monthly shortfall of RM28,000.00.

Please take note that immediate effective, all vehicles entering the premises must use the
 access card, and for those who don't have a access card they will be registered as a visitor. This measure is to improve on the security of the premise as we had a situation last week, where an unregistered car and the driver left the premises by shouting at the guards. Kindly note that the guards have been instructed to lodge a police report and to summon for the police if the situation warrants for it. 

Finally, we seek residents’ cooperation to start paying for the current month maintenance charges issued by our JMB, so that we can decide whether to reduce the maintenance charges in the future.

The decisions made at the EGM are as follows:
1. Due to the fact that only 65 % of residents are paying on time and resulting in the JMB having a shortfall of RM 28,000 monthly,  it was decided that the maintenance charges would be raised from RM 0.15 to RM 0.27 per sq feet for the next six month. If more residents pay on time and our cash flow improves, after the six months we will have another EGM to reduce the maintenance charges;

2. A sinking fund of RM0.03 would be initiated from Sept onwards;

3. Maintenance Outgoing
 Arrears will be collected in the following manner-
a. A list of the defaulters will be put up on the
 notice board so that every neighbor can encourage each other to pay on time;
b. Reminder and LOD's will be issued accordingly
c. The management will call and meet defaulters personally;


4. Any vehicles parked at the common areas or in the bays belonging to other residents will be clamped.  The penalty is as shown below.
a)  First time offenders will be charged RM50,
b)  Second time offenders charged RM100
c)  3rd time offenders RM300.
